Getting Started
- Create an account at duesflow.com/register
- Complete the onboarding wizard with your association details
- Connect your bank account through Stripe (takes about 10 minutes)
- Import your units and owners via CSV or manual entry
- Configure your dues schedule and late fee policies
- Send portal invites to your owners
- Association name and address
- EIN (Tax ID) for Stripe verification
- Bank account information for receiving payments
- List of units and owner contact information
- Your dues amount and billing frequency
Payments & Billing
We accept all major credit and debit cards (Visa, Mastercard, American Express, Discover) through our secure payment processor, Stripe. ACH bank transfers are also available for reduced fees.
After a successful payment, funds are typically deposited to your bank account within 2-7 business days, depending on your Stripe account configuration. New accounts may have a longer initial payout period.
DuesFlow charges 2.9% + $0.30 per transaction, which includes all Stripe processing fees. There are no monthly fees, setup fees, or hidden costs. You only pay when you collect payments.
Owners can enable Auto-Pay through their portal to automatically pay their dues on each due date. They securely save their payment method, and we charge it automatically when assessments are due. Owners can cancel Auto-Pay at any time.
Owner Portal
Owners access their portal through a secure magic link sent to their email. They don't need to remember passwords - they just enter their email, receive a link, and click to log in. Links expire after use for security.

Community Marketplace
Community members can list spare rooms for short-term rental. Guests book and pay through DuesFlow, with earnings optionally applied directly to the host's dues balance. This helps members offset their HOA fees while providing accommodation within the community.
Yes! The marketplace is available to all communities on DuesFlow. Your HOA admin can enable it in the community settings. Make sure your CC&Rs allow short-term rentals and that members comply with local regulations.
We encourage hosts and guests to communicate directly to resolve issues. For unresolved disputes, contact support@duesflow.com. We'll review the case and may mediate or issue refunds based on our policies and the circumstances.
Account & Security
All payment processing is handled by Stripe, a PCI-DSS Level 1 certified payment processor. We never store credit card numbers on our servers. All data is encrypted in transit using TLS 1.3.
Click "Forgot Password" on the login page and enter your email. You'll receive a password reset link within a few minutes. If you don't see it, check your spam folder or contact support.
Contact support@duesflow.com to request account deletion. For association accounts, all outstanding balances must be settled and owners notified before deletion. We'll retain some records as required by law.
